Investment Mortgage Broking

Our mortgage broking service operates on a transparent two-part fee structure: a mandate fee for our professional advisory work, and commissions paid by the lender — not by you.

Mandate / Engagement Fee Covers our broker's time to assess your position, research lenders and prepare your application.

Complex Deal Mandate Fee For complex structures involving multiple securities, trusts or SMSF arrangements.

Refinance Review Fee Reviewing your existing mortgage(s) and preparing a comparison report.

Lender Commissions

Paid by the bank or finance company — not by you

Upfront Commission Paid by the lender at settlement. Typically a percentage of the loan amount settled.
~0.65% of loan
Trail Commission Ongoing monthly commission from the lender, based on the outstanding loan balance.
~0.15% p.a.
Clawback Period If the loan is repaid within a certain period, the lender may claw back commission from the broker.
Typically 24 months
Lender Incentives All lender payments received are disclosed in full in your Credit Proposal document, as required by law.

All commissions, fees and lender payments are fully disclosed in writing before your loan is submitted. Commission rates shown above are indicative industry averages and will vary by lender and loan type.

ℹ️ Mandate fees are quoted per engagement and are subject to GST. Lender-paid commissions are received by TENfold and do not increase the cost of your loan. Full disclosure is provided in your Credit Proposal document.
